Between the bathroom a designer draws and the one a contractor installs sit months of specification, review, pricing and approval. 01 — SPECIFICATION
Panya works with architects and interior designers while the scheme is still being drawn: which product suits which room type, what the operator's brand standards require, and how each item should be described so the specification says what the designer means. A loose description — a size, a colour, “or equal” — is where substitution starts.
02 — TECHNICAL REVIEW
Consultants need data before they approve anything: dimensions, installation details, performance information and compliance documents. Panya gathers these from the principal, answers the questions that come back and raises coordination issues early, when they cost a drawing revision rather than a site instruction.
03 — SAMPLES AND MOCK-UPS
On hotel projects the mock-up room is often where a bathroom is really decided. Where a project calls for it, Panya arranges samples and supports the represented product in the mock-up, so the operator and design team judge the real thing rather than a render.
04 — SUBMITTALS AND APPROVAL
A product can be specified and still fail at submittal. Panya supports the contractor's submittal with the principal's documentation and helps close consultant comments, so that the approved product is the specified one.
05 — VALUE ENGINEERING AND EQUAL-AND-APPROVED
Value engineering is legitimate; unexamined substitution is not. When an alternative is proposed as “equal and approved”, Panya sets out what the specified product actually delivers — material, durability, maintenance, warranty terms, lead time — so that the comparison is made like for like, and the design team and client decide with the facts in front of them.

06 — TENDER, RFQ AND BOQ
At tender the specification becomes quantities and prices. Panya works from the BOQ with contractors and the principal's supply partner, responds to RFQs and tender clarifications, and makes sure the item priced is the item specified rather than a near neighbour.
07 — PROCUREMENT
Once the package is awarded, Panya coordinates between the contractor's procurement team, the distribution partner and the principal: the order, the production schedule against the handover programme, and the vendor registration and documentation the project requires.
08 — FOLLOW-THROUGH
Questions do not stop at the purchase order. Panya stays on the project through delivery and installation queries, and carries what each project teaches into the next specification.
